Description
Overview
The 2024 Road Sealant Project (Phase 2) includes crack sealing, slurry sealing, cape sealing, microsurfacing, and refreshed traffic striping on approximately 11 miles of roadway in West Marin. The preservation treatments selected for this project are based on the current condition of the road, utility coordination and efficient road groupings. These types of sealant projects represent relatively low-cost improvements (compared to roadway rehabilitation types of projects) that prolong the effective life of roadways in good/fair condition.
Some of the selected road are: Bear Valley Road (from Highway 1 to Sir Francis Drake Blvd): Nicasio Valley Road (from Sir Francis Drake Bvld to milepost 4.00); Lucas Valley Road (from Westgate to Big Rock); Pt. Reyes-Petaluma Road (from Platform Bridge Road to CA Highway 1); Sir Francis Drake Blvd (from Pine Hill to Pierce Point Rd).
Funding
The estimate cost for this project is $2,000,000. Up to $250,000 will be funded by CalRecycle for Asphalt Rubber Chip and the rest is funded by the County's Road & Bridge Fund. This project will divert 3,961 Passenger Tire Equivalents (PTEs).
Traffic Impacts
Construction will take place during daytime hours with traffic control measures. Five-minute delays are expected for lane closures; however, access will always be provided for emergency vehicles. Every effort will be made to provide advanced notice and minimize inconvenience to residents. See specific phases of road work below, which includes details about traffic control measures.

November 2024
- Project hiatus begins for the winter/wet months, since the weather and temperatures do not allow for the required pavement treatments.
Early May 2025
- Expected end to project hiatus. Project starts up again.
Late May 2025
- Anticipated completion of project
Detailed Traffic Impacts
2025:
Lucas Valley Road from Big Rock to Westgate Drive, May 16, 19, 20.
- Traffic control: There will be lane/driveway closures from 9:30AM to 3PM, and traffic will operate through an alternating one-way lane. If you are entering from a mid-point in the construction zone, such as from a driveway or parking area, please wait until the construction team's pilot car traveling in the direction you wish to go and then safely merge with the traffic behind the pilot car.
- Friday, May 16 (YELLOW line): Lucas Valley Road from Big Rock (milepost 5.3) to approximately 0.8 miles West.
- Monday, May 19 (GREEN line): Lucas Valley Road from approximately 0.8 miles West of Big Rock to approximately 1.5 miles West of Big Rock.
- Tuesday, May 20 (ORANGE line): Lucas Valley Road from approximately 0.2 miles East of Westgate Drive to Westgate Drive.

FIRST PHASE - Point Reyes Petaluma Road work from October 8-11:
- October 8 (GREEN line): Point Reyes Petaluma Road from Highway 1 to near 11536 Point Reyes Petaluma Road.
- October 9 (ORANGE line): Point Reyes Petaluma Road from near 11536 Point Reyes Petaluma Road to near 13786 Point Reyes Petaluma Road.
- October 10 (RED line): Point Reyes Petaluma Road from near 13768 Point Reyes Petaluma Road to Buccha Basin entrance.
- October 11 (BLUE line): Point Reyes Petaluma Road from Buccha Basin entrance to Platform Bridge Road.

- October 23 (GREEN line): Nicasio Valley Road from near Fernwood Lane to the Bridge at milepost 4.0.
NICASIO VALLEY ROAD work from October 25-30:
- October 25 (BLUE line): Nicasio Valley Road from Sir Francis Drake Boulevard to Dixon Ridge Fire Road.
- October 28 (YELLOW line): Nicasio Valley Road from Dixon Ridge Fire Road to Fernwood Lane.
- October 29 (GREEN line): Nicasio Valley Road from Fernwood Lane to near 2451 Nicasio Valley Road.
