2025 Road Sealant
Description
Overview
This project provides pavement preservation maintenance on approximately 25 miles of County-maintained roads by applying an appropriate surface treatment (slurry seal, microsurfacing, cape seal, rubberized crack filler, etc.) depending on the condition of each roadway. The purpose is to use cost effective and time efficient roadway surface treatments to help preserve the lifespan of the pavement, postponing the need for more invasive, time consuming and expensive roadway rehabilitation projects. The work will be staggered by location to limit the overall traffic impact and will target sections of road in the unincorporated areas of:
- Dillon Beach
- Fairfax
- Kentfield
- Marin City
- Mill Valley
- Point Reyes
- Santa Venetia
- Strawberry
- Sleepy Hollow
- Tomales
- Valley Ford
- Specific roads:
- Section(s) of Fairfax-Bolinas Road
- Section(s) of Muir Woods Road
Road segments in unincorporated Mill Valley and Sleepy Hollow will be the first to receive the pavement sealant treatments, and that work is expected to take place between July 23 and early August. Please check back regularly and see the "Timeline" section to find out timing of the work in the other areas listed above.
As part of the overall project, in coordination with the Sonoma-Marin Area Rail Transit (SMART) District, the County will be performing long-awaited improvements to the railroad crossing on Grandview Avenue near Harbor Drive, on the perimeter of the Black Point community, from August 5 through August 8.
Funding
The estimate for this project is $3.5M and it will be funded by Senate Bill 1 (SB1).
Traffic impacts
Construction will take place during the daytime hours with traffic control measures. Sealing work is a relatively quick compared to paving work, and typically requires only one day of significant traffic impacts per road segment. Expect traffic control measures and a maximum of five minutes traffic delay during work hours. Property owners/residents along the roads scheduled for rehabilitation are given advance written notifications ahead of any work that requires their road to be closed in order for them to have adequate time to prepare. Late July 2025
- Construction phase begins

- Grandview Avenue in Black Point (near Stone Tree Golf Club)
- TRAFFIC IMPACTS: The first phase of the Grandview Avenue work occurred August 5-8, with varying traffic impacts, including 5-10 minute delays during daytime hours and a full closure from 9AM on August 6 to 5:30AM on August 7. During the nighttime closure, only active emergency vehicles were provided access, except for 4AM to 4:15AM when access was granted for all through traffic.
August 18 through end of August
- Fairfax-Bolinas Road milepost 4.93 to Azalea Hill; Stanley Park Way to end of Meadow Club.
August 22 (single day)
- Grandview Avenue in Black Point (near Stone Tree Golf Club)
- EXPECTED SCOPE OF WORK AND RELATED TRAFFIC IMPACTS: This second phase of work involves removing and replacing the asphalt concrete adjacent to the railroad crossing in order to restore the roadway surface. The limits of the work is Grandview Avenue from Harbor Drive to Beattie Lane.
- This work will take place on Friday, August 22, from 8:00AM to 4:00PM.
- There will be traffic control with flaggers in place and drivers should expect delays of up to 5 minutes.
- Important Notice: Vehicles turning onto or off of Beattie Lane may experience delays of up to 15 minutes at the precise moment the inside lane is being paved, as asphalt requires time to cool before vehicles can safely cross. Thank you in advance for your patience and understanding.
- Please note that later this summer, Grandview Avenue from Beattie Lane to the 6-way intersection at Leibert Lane will be resurfaced. A separate announcement will be issued in advance of that work.
